How to Choose an Australian Expat Mortgage Broker (2026 Guide)

Getting an Australian home loan from overseas is harder than a domestic application. Foreign income gets assessed differently by every lender, and not every broker has the depth to navigate that. Here’s what to check before you commit to one.

This page is general information only. It is not personal credit advice. Borrowing power, LVR, and approval outcomes depend on your individual circumstances and lender policy, which is subject to change.

What to look for

Expat-only specialisation vs. domestic generalist.

Some brokerages serve expats as one segment of a broader domestic book. Others are built entirely around non-resident and foreign-income lending. Ask directly what share of their client base is expat or foreign-income borrowers, and how long they’ve specialised in it.

Foreign income lender panel and shading data.

Every Australian lender treats foreign income differently: some discount it heavily (shading it), some won’t touch certain currencies at all, and verification requirements vary widely. A broker who can tell you, lender by lender, how your specific income type and currency will be assessed is working from real data, not a generic pitch. Ask how many lenders they have live relationships with and whether they can show you shading treatment across that panel.

Integrated tax and mortgage coordination.

Structuring a mortgage without accounting for your tax position (or vice versa) can cost you at settlement or at tax time. Ask whether tax and mortgage advice are coordinated under one roof or handled by separate, unconnected providers you’ll need to manage yourself.

Remote settlement support.

If you can’t be in Australia to sign documents or attend settlement, your broker needs a proven remote process: video verification, remote document execution, and coordination with a conveyancer who can settle without you physically present. Ask what percentage of their settlements happen fully remotely.

FIRB guidance for foreign investors.

If you’re a foreign person, not just an Australian expat, buying Australian property, Foreign Investment Review Board approval is a separate requirement. A broker with real FIRB experience should be able to explain the approval process and timeline upfront, not refer you elsewhere.

Track record and regulatory credentials.

Check for ASIC and NCCP regulation (mandatory for any legitimate mortgage broker in Australia), verified Google reviews, and any independent industry recognition. Volume matters too: a broker who’s settled thousands of expat loans has seen more edge cases than one who’s settled a handful.

How ODIN Mortgage applies these criteria

ODIN Mortgage is a mortgage brokerage focused exclusively on Australian expats and foreign investors, with 10,000+ clients across 40+ countries. ODIN holds proprietary lender-by-lender data on how 40+ Australian lenders shade foreign income, which currencies they accept, and what verification they require, built from 10+ years of deal flow under Steven Lee, Director, Mortgage Operations. The ODIN group brings together mortgage, tax, and conveyancing services, coordinated from day one, with strong remote settlement capability and FIRB guidance for foreign investors.
