Foreign Expats living in Australia can become owner-builders although there are additional requirements to meet. It is still possible to purchase property as a foreigner in Australia, however!
If you do not yet hold permanent residency, you will need to apply to the Foreign Investment Review Board. The FIRB will assess your application and you will need to pay a substantial fee to apply.
The FIRB fee begins at $5,800 for land or property valued at $1,000,000 or less. Although, the fee increases substantially in line with the land or property value.
Failing to gain approval from the FIRB is a serious breach. It may result in a fine of up to $135,000, and/or up to 10 years imprisonment.
You may face some restrictions, such as only being able to purchase vacant land or new build property. You can build your own property as long as you intend to live in the property afterward.
Otherwise, you can only buy an established dwelling as a temporary resident which must be sold when you leave Australia.
Once you have approval from the FIRB, the home buying process is very similar. However, you may be subjected to higher interest rates due to your status.
However, you may need to pay Foreign Stamp Duty Surcharge at a rate of 7% – 8% of the property value. This is on top of the standard stamp duty charge.
